Most owners and developers do not have the time and/or resources required to manage the day-to-day responsibilities of a construction project or to keep up with the constant change and growth of today’s technology used to efficiently manage their projects. Axia Construction Group can maximize communication, planning, and coordination on your project by assessing the diverse needs and capabilities of each client and project. These services can be utilized starting from project planning and preconstruction and continuing through closeout and move-in.

As Owner's Representative, Axia Construction Group acts as an agent to the owner or developer and has only the owner’s best interests in mind. Axia’s primary responsibility is coordination between the architect and contractor(s) as a representative of the owner in such crucial areas as scheduling, scope of work control, estimating and cost control, release and use of funds, quality control, assuring the project is built per specifications and project specific parameters, and avoiding delays, changes, disputes and cost overruns.

A common arrangement is for the owner or developer to hire an architectural firm to design the project and act as their Construction Manager. There are disadvantages to this arrangement, including:

The architect must frequently be accessible to the builders, preferably on the project site, to clarify the documents and advise on problems once discovered. In addition, the architect needs to promptly report budget and schedule information to the owner so that adequate funds are available to complete construction. Often they do not have the time or resources to properly perform these duties.

The architect would typically administer the changes to the project and must, and often do not, have adequate experience to negotiate price and schedule effects.

Many times an adversarial relationship can develop between contractor and architect, since typically they both will position early for future claims. The responsible parties for claims are foremost in the discussions and often too much time and energy is spent on building cases rather than resolving conflicts.
